Houses Are Outpacing Apartments on the Western Seaboard
Cape Town’s property market is continuing to grow, but the latest registered-sales data shows that not every property type is moving at the same pace.
According to the latest Sellect Cape Town Property Price Index, house prices across the Blaauwberg area increased by an estimated 15% year on year, compared with 10% growth for apartments. This reflects a growing premium for well-positioned freestanding homes, particularly in sought-after family suburbs such as Bloubergstrand, Table View, Sunningdale and Parklands North.
What this means for sellers
Owners of freestanding homes may have gained considerably more equity than they realise. However, strong area-wide growth does not mean every property can command the same increase. Location, condition, presentation, erf size and recent comparable sales still determine what buyers are prepared to pay.
For apartment sellers, the market remains active—but buyers are increasingly selective. Levies, the financial health of the body corporate, parking, security and the condition of the building can all influence both demand and selling price.
What this means for buyers
Apartments continue to provide a more accessible entry point into the Western Seaboard market. Recent registered-sales data places the broad median apartment price at approximately R1.9 million in Table View and R1.08 million in Parklands.
These figures are useful benchmarks, not individual valuations. Buyers should compare recent sales within the same suburb—and, for sectional-title properties, ideally within the same building.
The clearest message is that Cape Town’s market is not moving as one. Understanding the performance of your specific suburb and property type is now more important than relying on a general headline.
